  1. Home Access

    The home is equipped with a wireless smart door lock on each of the doors. Your custom door code will be emailed to you about four days prior to arrival along with check-in instructions from your host. The code will become active at check-in time and will no longer be active at and after check-out time on the day of your departure.

  2. Maximum guest count is six (6).

    Vickers Schoolhouse is equipped for a total of six (6) guests. Due to its tiny home stature and historic bones and sewage treatment services, the number of registered guests should not exceed this number. In order to protect the integrity of the historic structure and services, no unregistered guests are permitted to join the registered guests on-premises.

  3. Self-catering rental.

    We strive to make your stay as comfortable as possible, and as such, we provide a range of essential items to enhance your experience. These include toiletries, such as soap and shampoo, as well as basic kitchen supplies like paper towels, trash bags and dishwashing liquid. These items are provided at the start of your stay.

    Responsibility to Restock: While we make every effort to ensure an ample supply of necessities, we kindly request that guests take responsibility for supplying additional stock they may need of these items if they run out during their stay. As a short-term rental, we are unable to provide ongoing replenishment of these items. It is the guest's responsibility to maintain an adequate supply based on their individual needs and usage.

  4. Parties & events are not allowed / Quiet hours.

    In order to maintain our good standing with the neighborhood and local authorities, parties are strictly prohibited. Quiet hours are enforced by non-recording sound technology installed on premises.

    To ensure a peaceful and enjoyable stay for all guests and our neighbors, we have designated quiet hours from 9pm to 7am. During this time, we kindly ask that guests keep noise levels to a minimum and respect their fellow guests' and neighbors’ need for rest and relaxation. Please refrain from playing loud music, having loud conversations, or engaging in any other activities that may disturb the peaceful atmosphere of our property. Guests who violate this rule may be subject to eviction without refund. We appreciate your cooperation in maintaining a peaceful environment which is one of the top draws of guests to our accommodations.

  5. No smoking or vaping of any sort is allowed within the Schoolhouse.

    This rule is in place to protect the health and safety of all guests, as well as to prevent damage to the property. Smoking and vaping can leave behind unpleasant odors and stains, as well as increase the risk of fire. If a guest wishes to smoke outside, it is important that they properly extinguish their cigarette or other smoking material and dispose of any litter in a designated receptacle. This helps to maintain a clean and safe environment for all guests and helps to minimize the risk of fire and other hazards.

  6. Pet policy.

    Pets are allowed at the Schoolhouse. A maximum of two cats or dogs are allowed per stay, subject to a non-refundable pet fee of $100. To ensure the safety and well-being of all guests, only dogs of insurance-approved breeds are permitted on the property, and each dog must not exceed 50 lbs. The pet fee covers the additional cleaning required after pets have stayed in the rental, and helps to maintain a hygienic environment for all guests.

    As a part of our pet-friendly policy, we require guests to pick up their pet's waste and dispose of it properly. This is not only a matter of cleanliness but also a matter of hygiene and safety for other guests. Additionally, pets are not allowed to be left unattended in the schoolhouse as this can cause distress to the animal and potential damage to the property. To protect the rugs and furnishings from pet hair and scratches, guests must bring their own blankets and throws for their pets to use. We kindly ask guests to respect our policy of no pets on the beds. This ensures the cleanliness and hygiene of our linens and bedding for all guests.

    It is the responsibility of the pet owner to ensure that their pets are well-behaved, house-trained, and do not cause any damage to the property or disturb other guests. Failure to comply with these rules may result in additional fees or even eviction from the rental. We appreciate your cooperation in maintaining a safe, comfortable, and pet-friendly environment for all.

  7. Security deposit.

    To ensure the protection of our property, a security deposit of $500 will be required at the time of booking. This deposit will be held until a post-checkout inspection is completed to ensure that the rental is left in the same condition as it was when the guest checked in. Any damages or missing items will be deducted from the security deposit, and the remaining funds will be returned to the guest within a specified timeframe. If the booking was made through a third-party OTA, the release of funds will be subject to their release of rental fees to the host. We want to ensure that our guests have a worry-free and enjoyable stay, and the security deposit helps to ensure that our property is protected and maintained to a high standard for all guests.

  8. Fire Pit Availability.

    We are pleased to provide a fire pit for our guests to enjoy during their stay. The fire pit is available for your use, creating a warm and inviting ambiance for outdoor gatherings and relaxation.

    Firewood Responsibility: As the availability of firewood can fluctuate greatly with guest usage, we kindly ask that guests plan to bring their own firewood for use in the fire pit. This ensures that you have an adequate supply during your stay and contributes to a sustainable use of resources.

    Use of Fallen Sticks or Limbs: In addition to bringing firewood, guests are welcome to utilize fallen sticks or limbs found on the property for their fires. However, please refrain from cutting live trees or damaging any vegetation for firewood purposes.

    Safety Precautions: It is crucial to prioritize safety when using the fire pit. Guests should never leave the fire unattended at any time. Please ensure that the fire is fully extinguished before retiring for the night or leaving the property. We strongly advise exercising caution on windy days, as gusty conditions can pose an increased fire risk.

  9. Hot tub use.

    Here are some house rules regarding hot tub use at our short-term rental:

    1. Hot tub hours: The hot tub may only be used between 8:00 am and 11:00 pm. We ask guests to respect the quiet hours and keep noise levels to a minimum during this time.

    2. Occupancy limit: The hot tub is designed to accommodate up to six guests. Please do not exceed this limit.

    3. Shower before using: Guests must shower before entering the hot tub to help maintain cleanliness.

      Limit detergents and soaps. To avoid excessive bubbles and damage to the hot tub's mechanical components, we ask guests to rinse their clothes and bodies before entering the hot tub. Soap residue can affect the pH balance of the water, causing excessive foaming and other issues.

      Children with muddy/grassy feet must wash their feet before getting into the tub. We kindly ask parents to supervise their children and ensure they are clean before entering the hot tub. Mud and debris can cause damage to the filter and heating system, resulting in additional fees to the guest.

    4. No glass or food: Glass containers and food are strictly prohibited in the hot tub to prevent accidents and keep the water clean.

    5. Chemicals: The hot tub is treated with chemicals to maintain cleanliness and safety. Guests must not add any chemicals to the hot tub or tamper with the settings. The floating blue ball is a part of this chemical maintenance system. Please keep it in the tub at all times and do not change the dial settings.

    6. Cover: When not in use, guests must securely close the hot tub cover to maintain heat and prevent debris from falling in. Latch securely after each use as the high winds can cause damage to the cover.

    7. Supervision: Guests are responsible for the safety of themselves and their party while using the hot tub. Children under the age of 14 must be supervised at all times.

    8. Children under 5: For health and safety reasons, children under the age of 5 are not allowed in the hot tub. Young children have thinner skin, which can make them more susceptible to overheating, dehydration, and other health risks associated with hot tub use. We kindly ask parents to supervise children under 14 at all times and keep them away from the hot tub area if they are under 5 years old.

    9. Injuries: We are not responsible for any injuries or accidents that occur while using the hot tub.

    By following these rules, guests can enjoy a safe and relaxing hot tub experience during their stay.

  10. Internet Usage.

    By utilizing the internet service provided during your short-term rental, you agree to the following terms and conditions:

    1. Acceptable Use: The internet service is provided solely for lawful purposes. You agree not to use the internet connection for any activities that are illegal, unethical, or in violation of any applicable laws or regulations.

    2. Prohibited Activities: You are expressly prohibited from engaging in any of the following activities while using the provided internet service: a. Unauthorized downloading, uploading, or sharing of copyrighted materials, including but not limited to movies, music, software, and other digital content. b. Accessing, distributing, or creating any defamatory, offensive, or obscene content. c. Engaging in any activity that may result in network congestion, disruption, or interference with the internet service of other users. d. Any unauthorized attempt to gain access to any accounts, systems, or networks, including hacking, password cracking, or phishing. e. Violating the privacy or security of other users or engaging in any form of cyberbullying or harassment.

    3. Security Measures: You are responsible for implementing appropriate security measures on your devices to protect against viruses, malware, or any other threats. The property owner or authorized representative shall not be liable for any damages or losses resulting from your failure to implement such security measures.

    4. Limited Liability: The property owner or authorized representative shall not be held liable for any direct or indirect damages, loss of data, or any other consequences arising from your use of the internet service provided during your stay.

    5. Fair Usage: The internet service provided is intended for reasonable and fair usage. Excessive data consumption, such as continuous streaming, downloading large files, or engaging in bandwidth-intensive activities, may result in temporary slowdowns or restrictions on the internet service.

    6. Compliance with Laws: You agree to use the internet service in compliance with all applicable laws and regulations, including but not limited to those related to copyright, privacy, and data protection.

    7. Termination: The property owner or authorized representative reserves the right to suspend or terminate your access to the internet service at any time for any violation of these terms and conditions or for any other reason deemed necessary.

  11. Moving furniture.

    To maintain the safety of our guests and the condition of our property, we kindly ask that guests refrain from moving furniture within the Schoolhouse. Our furniture is carefully placed to optimize space, ensure safety, and prevent damage to the walls, flooring, and other items within the unit. Moving furniture can cause unnecessary wear and tear on our property, which may result in additional charges to the guest. If there is a specific need to move furniture, we ask that guests contact our property management team to assist them in this matter. Thank you for your cooperation in keeping our property in excellent condition for all guests.

  12. Please only drive or park on the gravel driveway.

    To ensure the safety of our guests and the integrity of our property, we ask that guests only drive and park on the designated driveway and gravel parking area. Our driveway and parking area are constructed to withstand the weight of vehicles and provide easy access to our property. Off-road parking, parking on the grass, or driving/parking in non-designated areas can cause damage to our landscaping, driveway and sanitary sewer system, which may result in additional charges to the guest. If you have any questions or concerns about parking, please contact our property management team. We appreciate your cooperation in keeping the Schoolhouse in excellent condition for all guests.

  13. Please inspect the home upon arrival.

    The Schoolhouse is professionally cleaned and sanitized to the highest standards. It undergoes double inspection to verify everything is as it should be for your stay. It is our common practice to offer the cleanest and most comfortable accommodations around, and we do not honor refund requests for cleaning related issues. Please do a walk-through of the home when you arrive to satisfy yourself of the clean condition of the accommodations. Should something fall short of this standard, please report it to me immediately the day of your arrival and we will have the cleaning crew return to address the issue as soon as possible. This offer is time sensitive and only applies to the condition of the home upon your arrival. We appreciate your cooperation in maintaining the high standards of our properties.

  14. Leave the property in the same condition you found it.

    We kindly ask that guests leave the home in the same condition it was in when they checked in. This includes returning any furnishing or décor to its original location, disposing of all trash in the designated bin and ensuring that all personal belongings have been removed. Any damages or excessive cleaning required due to negligence or misuse will be the responsibility of the guest and may result in additional charges. Please note that we conduct a video recorded walkthrough of the property prior to each guest check-in to record its condition. This is to ensure that the property is in the same condition at check-out as it was at check-in. We appreciate your cooperation in maintaining the cleanliness and integrity of this historic property for future guests.

  15. Security equipment tampering.

    Guests are strictly prohibited from tampering with any of the security equipment, including but not limited to, cameras, sound level measuring devices, smoke alarms or any other security measures in place at the rental property. Any tampering with security equipment will result in immediate termination of the rental agreement, and the guest will have no right to a refund of unused rent. We take the safety and security of our property and guests seriously, and any violation of this rule will not be tolerated.

  16. When you check out, please…

    Before checking out, please:

    1. Leave all used beds unmade

    2. Place bath and kitchen towels in the washer and run the load. Place white spa towels in the plastic hamper (found in the primary bedroom closet) and leave this on the floor near the washer/dryer closet.

    3. Put out fire pit fires

    4. Turn off grill - clean the cooktop if it was used during your stay, and turn off the propane at the tank

    5. Rinse all dirty dishes, place in the dishwasher and start the wash cycle

    6. Place all trash (please bag all trash) in the provided bin outside

    7. Double check for your chargers and other personal belongings

    8. Close all windows, and lock up both doors as you leave
